Green Brick Partners, Inc.

United States · NYSE: GRBK ·Market cap:

Green Brick Partners buys land and builds and sells new homes, mostly in fast-growing parts of Texas and the Southeast.

Green Brick Partners is a homebuilder, which means it makes money by buying land, building houses on it, and selling those houses to regular families. It does not just build — it also develops the land itself through its own land development arm, so it controls the whole process from dirt to doorstep. A little over half of its home sales run through its majority-owned builder called Trophy Signature Homes, with other builder brands like CB JENI and Normandy Homes filling out the mix. Its revenue comes almost entirely from selling finished homes, plus a smaller slice from selling land and lots to other builders. Most of its business sits in Texas, especially Dallas–Fort Worth, Houston, and Austin, where lots of people and companies keep moving in.

Think of it as a restaurant that grows its own vegetables — Green Brick doesn't wait around for someone else to hand it ready-to-build land, it buys raw acreage, gets the permits, puts in the roads and pipes, and then builds the homes. That control over land is its edge: land is the biggest cost and biggest risk in homebuilding, so owning the pipeline lets it manage both.

The company has an unusual setup. It is controlled by a billionaire investor named David Einhorn, whose fund Greenlight Capital owns a large stake, and it has been run by CEO Jim Brickman for years. A big recent theme for Green Brick, like all builders, is that high mortgage rates have made existing homes expensive and scarce, pushing more buyers toward newly built homes — which helps builders. Green Brick also invests in joint ventures that buy land and develop communities, which spreads the risk. As for cash, it mostly reinvests profits into buying more land and growing its lot supply rather than paying big dividends, which is typical for a growth-minded builder. It is a focused, Texas-heavy bet on one simple idea: people keep needing new houses where jobs are.
